Walnut St Project, Newton MA
When our clients purchased this Victorian home it was badly in need of a makeover, and we partnered with Tact & Grit Design to do just that, reworking layouts, fixtures, and finishes to deliver a stunning finished product.
THE PROJECT:
- Flow and functionality were improved by swapping the dining and living room and removing the servant’s staircase in the rear of the home.
- The powder room was pushed to an underused pantry in the front of the and a charming breakfast nook was added between the kitchen and dining room.
- A badly needed mudroom was incorporated at the driveway side door which the family used as their primary egress.
- A large laundry room on the 2nd floor was repurposed as a master bath and brought into the master suite; the space formerly occupied by the 2nd stairway became the master closet.
- The hall bath was reworked and laundry was added.
- The kitchen was updated and became the focal point of the main floor, with bold green cabinets by Mobi, a marbled white-and-gray granite, and a butcherblock island to add warmth. The kitchen windows were expanded and replaced by new Marvin Ultimate windows to add light and expand the visual space further.

THE PLANS:
For the clients, preserving what they could was important, so the 6-burner Kitchen-Aid stove was reinstalled, and many of the existing windows were deleaded and refurbished rather than replaced.
Other hyper-modern upgrades were made to the envelope and the mechanicals, including closed cell insulation for all the open walls, a new ducted Bosch heat pump, and a super-efficient Renaii combination boiler for heat and hot water.
Perhaps the biggest highlight of the finished home was the custom millwork that our carpenters built and installed, including beautiful library shelving in the living room, an expansive walk-in closet for the master suite, and custom laundry storage in the hall bath.
